The house is nice but its not THAT nice. All 30 acres are woodlot, no tillable, meaning it is entirely recreational ground with no income unless I were to put in countless man hours clearing it. The house requires a lot of work, and isn't as large as I would like, I would need to add at least another 800 sqft so thats another 50k at least to do. One of the ponds is an old cattle pond and needs to be drained, redug, and refilled to be of any use. There is no real opportunity cost here. If I were to buy this property leveraged, all of these improvements would then also have to be done leveraged putting me in a worse and worse position. I can easily avoid that buy buying the property in cash, and if it isn't then I will now have 240k I can use to buy whatever the fuck house I want that comes available.
