I think we might see stagnant or slightly lower house prices (5-10%) and maybe some better deals in resort/vacation towns. I kind of doubt we get a huge house price crash this time. I think there will be some huge opportunities in commercial properties (potentially some live/work type properties). Personally I'm keeping an eye on properties that also function as a small business - think a property with multiple cabins. If I could pick up a primary residence that also has 2-3 rental cabins on the land for summer income that would be a dream come true. I'm curious. You have recommended mining stocks in this thread and other threads in the past. On what basis do you recommend those stocks? Are you particularly familiar with the mines those companies operate or is it something else?

I've largely given up on investing in mining companies because in the 2000s, I ended up losing money even though I held for quite a few years and held shares of larger companies. As I was told and found out through bad experience, investing in mining companies subjects the investor to management risk as well as precious metals prices falling.

I recommend companies that are easy to locate online, that have multiple exploration and currently operating companies with strong cash flow. I usually focus on the North American companies as there the ones I am most in tune with (other than me derping and missing Goldcorp being bought out). If I want info on a company, I usually know someone working somewhere in that company who can give me a clear run down on how things are going. I ve worked for a lot of companies, and you build up a massive phone book doing that.

Your right that mining stocks are totally subject to rising and falling metals prices and to how well the company is managed. A great example of a company I would never invest money in is Barkerville Gold Mines, now owned by osisko gold royalties. I have about a dozen contacts who have worked there and I ve never heard anything good other than the ore values come out of that project. Fast turn over in staff, terrible site / project management. Eric Sprott put at least $2 million of his money into the project and than turned it over to others, he was not at all impressed with how things were run at BGM.

I ve actually worked for Ivanhoe back when they were still doing exploration work in BC. Most of their modern work is focused on DRC and other parts of Africa, but I believe they may be interested in some rare earth prospects in Australia. There a solid company from memory but I haven't been keeping as much track as I should.

As for Sprott, I am not sure, he seems to do fairly well finding projects that he can upgrade. He knows what hes doing when he invests in a project or company but things don't always work out, like what happened with BGM.

I'd buy the bars since they're less expensive. However, due to the counterfeits on the market, you might want to call APMEX and ask them if they do any sort of testing to ensure that the bars are real. The bars they are selling are, in all likelihood, bought from people and not from the refiners. If APMEX does not re-test those bars and just relies on the packaging, it's possible a counterfeit could sneak past them.

If APMEX does not give you a satisfactory answer or you're too worried about counterfeits, pay up and buy the coins although those sovereigns are kind of expensive on a per ounce basis. You should consider buying a 1 oz Canadian Maple Lea, Austrian Philharmonic, or Australian Kangaroo, if they're in stock, as they typically have the lowest premiums of the 0.9999 fine gold coins.

APMEX will most likely make you whole if it's a counterfeit. You can still call them and ask them what steps they took to verify that the bars are real, assuming they didn't get them directly from the refiner.

There are tools to detect counterfeits but, for bars, the tools are expensive. For example, this tester measures conductivity and density but costs $1,395. I don't think gold plated tungsten bars could fool this.

They have a massive chunk of territory that has multiple targets to explore, but yes the way you describe the samples that came from their Brucejack mine is fairly accurate. Its think stockworks of quartz intruded in places by wider / later quartz and other sulfide mineralization which has re-concentrated gold in larger "nuggety" features like the photo I posted above. However, they have mapped out their ore body to an asinine degree, they know where all the best ore is and going for it daily. For example, in the early stages of production, the mill operations management was having low value rock added to the high grade material going into the mill because the ore was too high grade. Parts of the mill kept having to shut down due to gold plugging or seizing equipment. Same thing happened back in the day at Eskey Creek.
