Civil is quite stable due to lots of involvement with gov't. I know people who work for the DOT, train companies, wastewater, environmental impact audits, etc.
As for boring, don't know what to tell you. Working stinks. I was ChemE and do a MechE job and it's boring, I'm not sure you're ever gonna escape it fully. The choice is yours, but your major choice is solid employment-wise.

Correctional officer here. Was a police officer at one point also. I think the former is more secure job wise in a recession. But in fact both sectors of my county are hiring at the moment. I’m more worried about what would happen if there was a mass quarantine because of covid-19. They can’t exactly just let inmates leave, and someone has to do our job which is why I’m worried I’d still have to go in every day. But at least my job is secure for now and I’m not on the streets dealing with the public or potential rioting eventually

I found a seller that needed to close a sale on his property by year end for tax purposes and was willing to seller finance to get it done. I had been looking for a first property for 3 years at that point. If you start with a pile of cash it will be way easier for you.

As far as loans being debt slavery, 3-4% is pretty much the best rate plebs have ever gotten in the history of the human race, and maybe an opportunity unique to just this time in history. Plus, it's not like I really have to do much after the initial effort of rehabbing a house (which is a lot of work admittedly). Right now I feel a lot less like a slave than the average Joe, as I can take any day of the week off I want (as I did day to visit with out of town family), no boss to tell me no or threaten to fire me.
