The entire housing market is in a bigger bubble than it was in 2007, right before the crash. Via massive money printing via and suppressed interest rates, the housing market, among many other markets is extremely inflated. I'd say they'd stay inflated forever, except we are getting to the point where low interest rates and all the money printing in the world isn't going to save the housing market. Eventually it will crash and when it does home values will drop between 30-50% for most parts of the country. This is how much it would have to drop in order to match home price historical averages compared to inflation.

As for when this will happen, I'm going to say possibly this year, depending on what happens with the market, but if not this year next year. I think that houses will hit their bottom in 2023/2024 and this will be the time to buy a the bottom.

The neighborhood around me in a somewhat affluent area near NYC has had 5 houses for sale, 2 of them brand new, for the past 2 years and they've only taken ~3% off their original asking prices if anything.
