Your best bet is to buy commercial real estate or REITs (if you’re a real estate noob). Commercial Real estate will offer you added benefits over residential, longer lease terms (lower turnover), less headache with tenants, etc. With $200k, you could reasonably finance a $750k property (80% LTV at $150k = $750k). Assuming you are capable of passing through your expenses to your tenant(s) via a NNN lease, you could easily attain a 7-9% cap. $750k at 8% cap will net you $60k, debt service will likely account for upwards of half that, meaning you’ll likely walk away with $30k each year in your pocket. Rinse and repeat this process for 10 years, utilizing a 1031 exchange anytime you are selling, rollover the capital into higher cap properties. By the end, you could have 3-4 properties each worth $500k+ that brings you in $100k+ in passive income. Yes, you’ll still have a DSCR to cover, but your building equity and gaining passive capital simultaneously. If your impatient you could also go all in LINK and have this accomplished in 1-2 years.
