I like real estate as an investment vehicle but based on where you live you might find it's more optimal to rent your own place and buy cheaper/shittier rental properties that you rent out to tenants. Buying a duplex/triplex to live in and rent out is also a good strat if you can find one you can afford in an area you want to live in.

Also just so you are aware the first few years of mortgage payments go almost entirely to interest, so you don't begin building any actual equity in your house through loan paydown until many years into a mortgage. Yes the interest is a tax writeoff, that is one advantage
