Im just a 22 year old waggie that just got promoted so I think its time to buy an apartment. Any advice or experiences, things I should avoid, ways of payment, recommended links for info are appreciated. Buying home general I guess

Ton of stuff goes into a house. Definitely look into the HOA if you are buying a condo - it's not primarily a matter of price, but also of what they cover. For instance, $200/mo for common area maintenance, trash, exterior maintenance, landscaping isn't necessarily a bad deal depending on amenities.

You can also look into the history of the HOA as well to see if they raise their rates, and how often they make assessments.

As far as buying, keep in mind you can reduce your monthly cost substantially by putting up enough of a down payment to get rid of PMI, so if you're close to that threshold you might as well do it. Also, an interesting thing to note is that FHA loans (which require very little down) also have an option for a renovation loan, which may be a good deal if you have limited capital but are interested in properties that need some renovation work, either to gain equity to flip or rent, or just looking for a cheap place for yourself.

Yeah, check in weekly with your real estate agent, attorney and the mortgage broker. Don’t let shit slide....I got to keep my buyers deposit because they just would keep on their shit. I warned them for weeks...I even gave them an extra 35 days to get their shit together but they kept dragging their feet blaming everyone else. So I said “fuck it”, I was in full legal right to keep their deposit and they wasted 5 months of my time, and my attorney gave them multiple warnings.

First tip, don’t buy an apartment.
You might think its so cool and “hip” cause you’re 22 but in less than 5 years you’ll regret it. Apartments are only good to be rented to fags who can’t afford to buy.
Also get a fixer upper, you will save a ton of money, just make sure the house isn’t falling down or made out of asbestos since you probably live in America where houses are made out of paper.

Buying an apartment is an investment decision, so compare all the cost of renting vs buying, and consider opportunity cost on the down payment.
IMO unless you can make it cash flow positive or if your mortgage is significantly lower than what you'd be paying for rent, it's not worth it.
