Basically this. Also commercial landlords are INSANELY greedy. You don't get into commercial property ownership unless you already have several hundred thousand and almost without exception everyone of them is a complete fucking asshole.

My buddy has owned 2 restaurants and has told me every relationship with a commercial landlord comes down to this:

Last restaurant space my friend looked at he offered $1k more per month on rent and was gonna put almost $100k of his own money into the place to renovate it and make it a nice restuarant. The landlord said no, he wanted almost $3k more per month than the previous tenant and did not give a fuck that he planned to upgrade the space. It took the landlord a good week to get back to my buddy every time cause he was busy traveling.
