you buy houses or land and then put it up for rent.
you can take loans to buy these properties and then use part of the rent you extract from it to pay the interest and principle you borrowed.
As for dividend stocks, you might not want to get them before you retire. It's more efficient to dump your money into low-cost equity funds. To buy these you need to open an account with a broker/bank and research some broad market equity funds. If you're in the US, there's the SPY that follows the S&P 500, for example. You might want to complement it with bonds, but that depends on your risk profile.
