I think they both sort of even out. Tenants give a steady income, but you have to put something aside because they WILL destroy and devalue your property over time, thus reducing the actual profit %.

An index fund is just a fire and forget kind of thing but I'd still go for the real estate: Unless there is a crash coming (it is, but we don't know when) prices will rise and if you're smart you can upgrade the place a bit and then re-sell it.

I don't have the numbers on hand but phase II is the first big wall and, if i remember right, the phase where most proto drugs fail. Phase III is also a bitch. Pass phase III and IV is a likely pass as well if everything is ship shape with the paperwork and no surprises come up about things that weren't already known from earlier trials.

I don't know much about beta weighting, but investopedia would probably have some good links to check out there. Maximizing returns and minimizing volatility is a well known mathematical problem in optimization, wikipedia unironically has the best sauce:

There's a buncha ACTUAL trading advice you can derive from maths alone. I trade on mathematical principles alone - I don't even look at a chart when I buy shit, it's all just numbers to me. Most of the "psychology" bullshit is false and/or touted by people who want to sell you a course.
