Don't do the boomer method. My parents bought their house way over their budget for 500k even though they could only afford a 200k house. They got lucky and the housing market went crazy now it's worth well over a million. That does not work anymore. Only buy what you can afford. Sure the housing market is still going up, but you will never see the boomer gains. Going far into debt on a house is not a good idea.

The amount of people buying homes at these prices are starting to dwindle. My dad is having a rough time trying to sell his house even though they were selling like hot cakes in this precise neighborhood two years ago.
