Office REITs generally trade at 20%+ discounts to their underlying NAV which is one of the more perplexing things going on in the space. Even in NYC where properties can and do trade frequently at sub-5% cap rates the office guys are getting implied caps of 6-7%. Shit even west coast guys in the best markets in the US are trading at 5-20% discounts.

Housing guys are easy to understand and wagies can't afford homes so they're perma-renters. Apparently manufacturing housing has great economics although I don't know the sector that well

Brainlet here so bear with me.

Money comes from the federal reserve. But they don't give it to banks, they loan it out. So when a bank borrows $X, they have to pay back $X +$Y where Y is the interest.

But where does the extra $Y come from if there's a finite amount of money and it all comes from the federal reserve? It must come from other, more recent money the federal reserve has loaned out.

So banks that borrow from the fed always need increasingly more money to pay back interest. But money isn't created by anything other than fed loans.

So under these circumstances, even under under a stable economy with no boom/bust, wouldn't the fed interest rate have to keep dropping forever to keep the machine going? Otherwise it'd turn deflationary as the fed started sucking up more money than it was loaning out.

Please tell me how the fed is not a perpetual motion ponzi.
