I've heard that some people nowadays would rent out not an entire house but just single rooms in them to college kids for prices lower than the average rent price but still high as shit. built a pretty decent passive income portfolio over the last 15 years that now nets me $21K plus per year and growing. 2/3 Mutual funds with dividends and capital gains and 1/3 dividend portfolio for dividend growth companies.

my only issue is that about half of my income comes in december when my mutual funds pay their largest dividend and cap gains, which is why i created a dividend portfolio get a good amount of dividends every month instead of 2-4 times per year
