You realize you can just get a manufactured home right? They're built to code with actual house materials and have been since like 1976. Why buy some meme made by hipsters for 60k+ when you can buy a manufactured home (trailer) for like 38,000 including the fucking AC, delivery, and setup (and around 1000 square feet for a single wide). You can get a fucking FHA for them too, just gotta put them on a permanent foundation (2500 for a single wide).

$38,000 for single wide (stone base before memes like granite counter tops, high end trim, etc etc)
$2500 for foundation
$1500 for utility hookups
$25000 for like 2.5 acres with all utilities present.

$67,000 all in.
Should be around ~$450 a month if you have to finance or just pay fucking cash and sell it later (as they hold their value if you deed them to property).

"Tiny homes" are just trailers for people who want to spend the same money, for less benefit, because they're afraid to look poor.

A proper manufacturer (who doesn't force you to only buy off of the lot and allows you to custom order) will let you order in what you want. You can get any structural upgrades to a manufactured that would make it go modular. Real talk, if you're paying cash do not even think of going modular. It'll add 5000+ for engineering stamps, permitting and bullshit structural changes. More often than not, manufactured will exceed local code anyway (but manufactured will not get the engineering stamp so it all has to be done in a certain way). Spend the $2500 for concrete runners poured to frost depth (and for the love of God avoid vinyl skirting) and you have no need to go modular. Realistically, the only time you should go modular is if there is an appraisal issue (on a loan) or if you are building a triple wide.

This also allows you to sell the trailer off for %60-70 of your original cash value in 10-15 years time if you want to build a site built home as manufactured will not encumber the land (well it would if you financed and went FHA/VA/RD, but really cash is the redpilled option if you can swing it). In this specific scenario you are also protected from divorce, as if you have land paid for in cash prior to marriage, it cannot be taken. Technically neither could the trailer, but you could be a glorious winged faggot and toss your ex the trailer and tell her to drag it away. I've seen it happen, and it's hilarious.

The ABSOLUTE turbo jew way to go is to get a home only chattel mortgage on just the single wide: with 720+ credit score you'll get a 6%, but you're paying 2% for the comfort of knowing that if you get foreclosed they cannot take your land.

Having walked through the factory and seen the homes being built, they are essentially stick framed houses on pier and beam foundations. People just view them as disposable so via law of averages they don't seem to hold up as well under the public eye.

Oh, and please understand that each manufacturer trains their sales associates to a certain standard. They will all have a certain "process" they are forced to follow, but realistically if it's from a good brand you're safe with any of them. Don't trust the greedy fucks though, the price is negotiable as the store makes money down to what amounts to $1 of gross profit for a sales associate. The sales associate is in control of their own pay, so to speak. I was always very fair since I made sure people knew exactly was going on, and handled the process like a general contractor. Other dealers just enjoy raping people on price because most buyers go for payment. Watch the site work bids, and you'll be golden (like when working with ANY general contractor). If you think you're getting screwed just go to a different company. Chances are they have a similar floor-plan and can match the colors and finishes anyway.
