The zoning laws are deliberately made to be obtuse and restrictive so that only the well connected have the political and financial pull to get a large multi unit housing project through. These people are also the one who end up with the power of setting the market rate for housing.

For example, I own a plot of land in NYC, with R4 zoning. Theoretically, I am allowed to apply and build a 3 family residential house instead of 2. But to get that approved, I would need to personally replace and enlarged the decade old plumbing infrastructure of my neighborhood. Which is obviously out of the question for a sole homeowner.

32 year old and bought a house in Cali last year at near top of market for 475K with 30K down. 3.2K rent per month and I rent out the main house for 2.7K and live in the garage. Still have 4.5K credit card debt for home repairs I'll have paid off soon and like sub 5K in the bank. I'm doing this now but renting has problems too.
My landlord goes through every apartment every few months so he can do inspections or replace a filter or some other shit. I'm glad I don't have to deal with it but it's annoying to have a random dude walking through your place, and only getting 24hr notice sucks. Wish he would just schedule all that shit to one day of the year.
Since I'm in an apartment building they test the fire alarms every month, and each room is wired with the alarms. My ears are still ringing from yesterday.
Literally hear everyone that goes through the hallway. Even crying babies on the other side of the building in a different apartment can be heard. Then you have upstairs neighbors stomping too.

Maybe renting a house is better if you get a landlord that never checks in, but that's something like 3x the cost for more space I don't need. pic unrelated
