You guys clearly have no clue how real estate works. It's really difficult to make any real money in it. In alot of states renters have the same rights as home owners, so as long as they pay their rents you can't inspect the property and alot of times they won't tell you that something is wrong so you find out only after they moved out that you had a massive leak that has absolutely fucked you. Or you end up having a hoarder tenant who decided it would be a great idea to keep a dead kitty under the sofa. Or your tenant is a drug dealer who had his door kicked in by the police with no notice of any kind. Oh what's that? You want to go after them for damages? Well he fled the State and it's nearly impossible to go after them in a different state unless you're huge, which if you own a single duplex you're not. Also regular maintenance costs can fuck you over too. Broken water heater needs replacing. Linoleum needs replacing. Over time these things add up.
