I'm in a similar position but already have three properties. I'm going half and half although you may just want to put it all in crypto and hold for a few years if you have somewhere to stay for cheap.

All those boomers that bought homes for pennies on the dollar and leveraged their equity to buy beach and lake properties are all going into to nursing homes soon, while most young people can't even THINK about buying a home.

Rapidly aging population controls the vast majority of the suipply of housing. The majority of the population earns shit money and can't buy housing.

We're going to find a new equilibrium and it's going to be real ugly for people speculating on real estate.

I understand that supply of land is perfectly inealiastic but it's price should be driven by wage growth, but it's totally disconnected and the demand is driven entirely by speculation.

I bought a house 4 years ago. Cost me around 470K but I have zero regrets. Better to put that money into something I physically can see and feel.
