I have about 20k I could put down on a house. pic related is typical for the area, this one is not too bad. anything I can afford is somewhere between a rundown 700sqft shithole or in the ghetto.
Currently I rent a decent 2/1 for $950 w/no water bill in a amazing neighborhood close to everything downtown and the rent has never increased since I moved here a few years ago. plus the landlord has been great and doesn't plan to increase rent. I hate renting but I don't want to live in a shithole. I want a fixer upper in a decent area but that is pretty much impossible to find thanks to HGTV.
my rent is only a couple hundred dollars more than I would pay in taxes, insurance, maintenance, water, etc. on a house. I'm just going to stay here as long as the rent is cheap until I have more income and a bigger down payment
