Not easy. Property management is expensive. You must factor in upkeep. You'll also need to spend a sum drafting up a lease with the correct legalese to cover your ass from degenerate tenants. Unless you're collecting rent and doing all the work yourself, you'll probably need to partner with a property management group, that will do all the administrative bullshit for you for a healthy cut of the rent.

Find house close to airport in eventful city, set-up AirBnb, make mad profit off of events, and tailor your own legal policy to punish degenerates that may trash your property.

Factor in demographics when selecting your target locations... for obvious reasons.
