House prices may bottom out every once in a while but across less than a 10 year time span they are always increasing by like 3-10 percent, the cost of land in developed areas is invaluable. Crashes happen for specific tractable reasons, the next one will most likely not be the same as the last.
My guess would be the amount of debt companies are allowed to hold while being unprofitable under the assumption that "one day they will be!" is going to fuck us over next.
