Yeah I'm a Math and stats PhD. My algorithms has been getting me consistent 50% returns per year, I'm currently a multibillionaire managing the wealth of 500 family offices.

No dude no one can fucking do that. That's what they hire comp sci, math and stats PhD's for at Two Sigma or Jane Street and pay them mid-6 figures.

Downsides
>Maintenance costs
>Property taxes
>Tying up a large amount of money into one home, in one part of the country (no diversification)
>Buying or selling a home costs thousands of dollars
>Stuck to living in one place (bad neighbours, tired of the area, what if you have better employment options elsewhere?)
>Mortgage interest you're paying before you even TOUCH paying off the principal and building equity
The money you save can be invested into index funds

>You plan to move within 5 years
Yeah maybe you'll want to do that for work if you are young.

There's a good calculator for rent vs buy here. https://www.nytimes.com/interactive/2014/upshot/buy-rent-calculator.html

>92.1% of college grads SHOULD be unemployed NEETs, but they're clearly not in reality.
>So question is, where the hell do all the losers in life end up in? And don't say

The thing is that you need to look at it even further, not just overall employment rate.
>How many college grads did internships or co-op?
>What did those grads do during college? Did they network and self-learn or did they play videogames all day?
and so on.

>"This currency is extremely based and good, everyone will use it in the future"
>What is your plan with it
>"Oh I just want it to be worth a lot more than I paid so I can sell it to someone else for USD, I don't give a fuck about this 'extremely good' future global currency, I have never done a single transaction for legitimate goods and services and I do not plan to I only bought this currency so I can make some other idiots think it's worth a lot more fiat money"

Yeah uh huh, that makes a lot of sense. Where do I sign up guys?
