Careful with those condos downtown. Assessments + insanely high HOAs will make your investment a huge money pit.

The value is in the neighborhoods - especially 2-3 flats. If I were you, and looking to invest in the city, I'd start here. Be sure to do your research on the neighborhood you're looking in.

That's why you need to buy a bit further up the rental market. In chicago, for example, even the wealthiest people in the city live in 2-3 flat buildings, many of which rent. This can be 5-6k/mo for a 2-3 bedroom full-floor apartment.

I currently own a condo but I'm gearing/saving up for a 3-flat in a gentrifying neighborhood right now. Picrel is a good example of what I'm looking for. If you rent to good tenants with stable, high-paying jobs, it's much less of a headache. The issue is your management needs to be top-notch or they won't stay. Alternatively, rent to friends/acquaintances who'll be more understanding of you if something breaks.
You'll also need to keep in mind that you'll probably have longer turnover, upwards of a month, for longer term, higher-paying tenants, so may need to front a whole month of the mortgage between tenants.

can't tell you about lincoln square/ravenswood because that's my target

I like logan square too though. good area that is very, very rapidly gentrifying. schools are shit though. Perfect for urbanites with no intention of raising kids. Definitely want to buy a small multifamily there. Picrel is a really good one
