>use my savings and a small loan to purchase an old, falling apart house in a very nice neighborhood in California for cheap in the last real estate crash.
>Gradually fix it up in my spare time, redo the kitchen, repaint the house, some minor renovations etc until everything works and it looks nice although it's still a small house for the area
>Sell at close to the peak of the real estate market for 5x what I paid.
>Use that money as a down payment on a 12 unit apartment building in the state I live in, get a 3% loan on it.
>Constantly fix the building up, repave the parking lots, been using a portion of every month's income to add stuff and make it nicer to live in.
>Basically chilling now and I raised rents less than the places nearby when inflation exploded since I want the tenants to stick around and not resent me and the inflation is already helping with the loan anyway.

Feels good to be in real estate and not the stock market. Be the change you wanna see in the world and have no mercy on Californians.
