I'm an immigrant working as developer since 6 years, I bought an apartment over 3 years ago, when I noted that Germany and especially Berlin were mispriced for a big city. Now they try to fix it with rent control, "enviromental protection" measures or just try to scare away investors.

Yet, no german wants to own a house or own stock because

at the same time, apartment supply is down around 40%, house prices are up 12%, more rental to condo conversions than ever occur

yeah but if you save in stocks and crypto and repay the 1% per interest mortage, a one time cost of 2000 EUR is still better than the 1800 EUR rent per MONTH to someone elses pocket

rent it out or sell it then, it's called a market

Unironically I know more immigrants, includring from Brazil and Israel at my job, that owns apartments here than native germans. Then remember, 10 years ago the square meter price were maybe 1000 EUR or lower even in Berlin

I'm not saying speculate or trade crypto, I just ask why do they not even invest in DAX/SPY ? It seems like the high point of life for a 30 yo german is to own an Audi and rent a 3 room apartment for the rest of his 50 years of li

I bought an apartment 3 years ago here , yet people just want to rent because "wHAt iF iT goeS to ZerO"

there is no ISA/IRA style accounts either, and everyone just want to invest in "Mutual ETFs" if they even talk about investment at work

In US software devs , lawyers or doctors can make 500k or more after 10 years, here it's no more than maybe 20-30% more than a new grad unless you own your own firm
