Ah, so I'll do what I can. But what you're asking is kind of a big and oddly structured question.
Right now is a good time to learn about the markets, because so many interesting but somewhat binary things are happening. When Trump or China or the Fed or someone else announces something, prices move in predictable directions: the thing that is unpredictable is the announcements and their timings.

>bond rates
When there is some risk seen in equities (ex. Trump declares new tariffs), demand for bonds increases. So when bond demand increases, the yields fall to whatever yield people are willing to pay. If bond demand decreases, bond issuers have to pay a higher yield. Bond FUNDS (like TLT) hold existing bonds at a certain yield. So when yields fall, the yields of existing bonds have a premium, so bond FUNDs increase in value.

SPY is an index, SQQQ is inverse leveraged QQQ.

>REITs, MSRs, MSBs
REITs are more varied than you might think, they cover a wide variety of instruments. THe requirement for an REIT is to return 90% of earnings to holders blah blah blah... you have to ask a more specific question if you want info on this. MSRs and MSBs too.
But maybe what you're getting at is how their prices change when general bond yields change? it should be somewhat obvious?
yield is yield, if an REIT holds EXISTING mortgages or loans and the basis rate changes, the securities it holds will become more or less worth.

I don't mind if qt girls don't lift weights as long as they do some sort of exercise and can hold children :^)
