>rural but has things going for it
>felt lot was way undervalued at the time, bank seems to agree and finds it acceptable collateral
>find a local metal building fab & erection guy, talk options out, get quotes.
>decide to go with a 40x60 as the base
>customize building how I want it during process
>partition wall divides building into 40x40 workshop and 40x20 living space
>mezzanine above living space extends over porch, adds additional 40x32 living space
>building was finished a few weeks ago, got electric & water meters installed, put lights in it
>having concrete sealant finish applied and close cell spray foam insulation installed
>at ~$100k as it stands now, will be using the remaining 25k + personal income to DIY the living space
>2080sqft home + 1600sqft workshop/garage for $125k
