The cost of retail space for a business is normally <10%, less for an office based building. While nominally commercial space can be high, it is usually an afterthought in terms of business expenses unless you are in an ultraprime area.

Your business operations should comfortably cover your office space, but this is all a gigantic larp and since you asked me what I think, I think you're an autistic 17 year old that is daydreaming about a business with no actual plan that isn't going to do anything. And your idea is dumb.

A business with 20-40 full time staff is likely a 2M-5M business, even with unskilled labour. You haven't talked about your product or customers, but instead are thinking how to cover costs. That's not how it works.
