Unironically look into proberties in the East, namely Vogtland and Erzgebirge. Towns like Plauen are going to boom soon, rn you can get okay houses there for 50k, only minor repairs needed (meaning: no water ingress, heating unit is good, electricity is to code etc. literally needs some paint and you're good to go)

looked into Zwickau, Plauen, Aue-Bad Schlema
government invested big sums there last 2 decades, few migrants, job opportiunities, close to eastern border
If you do real estate in germany, that's gonna be an interesting market, noone want's to live in big cities anymore
