not sure if this it the right place to ask but I've been looking to be smarter about investing. I've been advised by people I trust to read into dividend stocks and REITs but there is a lot of bullshit out there to sift through. Stocks claiming 10% (or more) dividend yield per quarter are obviously bullshit, but what dividend yield is considered "average"? A lot of the REITs in particular I've been looking at seem to not really go up or down in value much over the past few years, but that just means it's possibly a safe-ish choice right?

is there some more nuanced research I should be doing about these other than:
>pick a few that appear to be staying steady or growing slowly over several years and has an OK yield
>and also specializes in a real estate sub-market that I think will see growth over the next 5-10 years

there are so many videos out there saying which stocks to pick and they all set off so many bullshit alarms in my head, not looking for that. I want to know how to do appropriate research for myself on lower risk long-term investments using income based strategies.

Put together a brand new strategy this week and backtested several years on a variety of charts and the whole shebang. Looks good enough. Will keep me in rising trends without selling too early, and tell me to get out quickly when trade is likely to fail. Strategy says I shouldn't be in any of the trades I currently hold. So that's fun. Will adjust when fortuitous or when emergency selling is required.
