500K reporting in. No fiat left to buy more.

I have $30k that I pulled out of crypto. What's the best and least risky place to invest it?
S&P is at a record high so I don't really want to dump it all into some total stock market fund. I'm thinking REITs might hold the best value and I'll get dividends.
I'm considering buying a house, but don't really want to deal with that hassle yet.

I have some other cash on hand in case I want to pursue any other high risk speculative investments, but for now I'm keeping this money out of crypto and individual stocks and options and all that bullshit.
