its 0% risk because you get 15-20 years of watching the real estate market fluctuate and can easily capitalize at the lowest loss or highest high point youve seen. also like i said you would save during that 15-20 years of having a paid off house which should mean enough money that a small loss is negligible because your net gain would still be higher than youd make risking loads playing the new-house-every-5-years game. its 0% risk by proxy ill admit, ofcourse every time you spend money theres risk involved. my point is is that it should be obvious you would gain more and risk less living in a paid off house for a long period of time rather than trying to buy low sell high every few years, having a mortgage payment the entire time and being very susceptible to losing it all and more in the process.

Same type of situation, only owner on my block, renters all around me, no pride in ownership, literally shit where they eat, watch them throw garbage out of car and house windows, traffic in and out of homes day and night, can't carry on normal conversations without screaming like they're on fire, lay all over my fences like they're fucking hammocks.

if you were 21 and had minor debt (~2k usd in student loans) bad credit like 550 TU and 450 Equifax, no savings, making $10 a hr, no degree, where would you start? whats your plan for the next few years?

good for you I wish I was more responsible from 18-21 and had better adults in my life. But this thread is meant to be a sort of game for you and advice for myself. I had a very shitty upbringing but im not going to let it define me. I just want to be headed in the right direction.

no its not and if it was i would be the human embodiment of pepe but it does have some successful people and some of which might even be able to relate to my brief story, as well as people who will think of what Ive asked as a sort of discussion exercise.

Not looking for someone to decide my career for me, just sort of a general blue print that you personally would follow in my scenario based on your own opinions and experiences.
