The biggest time bomb in real estate is short term rentals. People went absolutely insane buying short term rental houses over the last 2 years, people were even taking out heloc’s (eventually turn into variable rate debt like ARM’s) to buy houses to turn in short term rentals. STR’s have been the hottest thing in real estate and if people quit taking so many vacations and so many new STR’s to compete with it’s going to get tough. The problem with these short term rental homes is they will not work as a long term rental since these are huge homes with 3-4+ bedrooms since the thinking behind str’s Is more heads in more beds = mo $. Well if you have to take the big homes and try to long term rent them you have to be asking $5k+ a month in rent which not many usual long term renters can afford, the only group those kinds of rentals were targeted to in the past were corporate and executive rentals, very niche market. Those homes were never built to be turned into rentals, rather they were built for families to live there for decades.

The other big problem in real estate is commercial financing is going to be a cluaterfuck, not just office buildings but apartments as well. Commercial loans have ballon payments you have to refinance every 5-7-10 years and we now have interest rates approaching 15 year highs most people were never planning or penciling in having to refinance at double interest rates, investment real estate loans are always much higher than a traditional home mortgage. There’s already a big conversations going on about how people are having trouble talking to lenders about having to refinance very very large commercial real estate loans at these interest rates, as in you don’t have a choice you have to refinance to pay your ballon payment or forced to sell. Last piece of this is how big what most people consider truly “passive income” in RE was investing in syndications (Private REITs) has become, syndicators could rug them.

TAs we know, the upcoming global financial and sovereign debt crisis will probably be used as an opportunity for central banks around the world to push CBDCs. The tradeoff is that the power "printing" money (by means of credit and loaning it into existence) will be relinquished from commercial banks around the world to central banks. No, the Fed doesn't print money, it prints reserves, which are in turn used to settle accounts between banks on the asset side when money transfers are made (If Alice sends bob 50 $, Alice's banks is effectively sending 50$ of its liabilities, it must also send Bobs bank reserves. People also say the Fed prints money and points to stimmy checks but thats debt monetization, which goes from government's debt limit increase, to the fed increasing the TGA at the Fed which then sends checks to the people which cash it in at the banks (Increases aggregate bank deposits. The key here is that the Fed doesn't have the power to directly create bank deposits. The situation at hand has multiple consequences, the first one being that CBDCs completely removes the existence of banks where individuals would have accounts with the Fed directly. The details of this financial war between commercial banks and the Fed isn't clear, nor is the Bank's position ( I don't think I would be willing to give up my power and control on money if I was a bank so easily). I have been thinking about this transition for a while now and welcome further elevated discussion/refutation. ITT we talk about related topics as well as banks/centrals banks monetary transmission mechanism, the transition from LIBOR to SOFR and the political implications of a central bank adopting CBDCs( a real head scratcher is to consider a digital euro's potential or failure, which already has unique monetary entity for the Eurozone, and would require a fiscal one going forward as well)
