any property is fine so long as you know what you're doing. Much more people understand residential / rental properties as they have experience renting and buying homes over their life, and may also have building / home improvement experience that can lead to finding value. Much more people know someone that's a landlord or have done a flip. I mean anyone who bought a fixer and then sold it after a while has experience of a kind with residential real estate.

now think of commercial. WAY less people understand it, and of those few can afford to invest in it - and the ones that do usually specialize. The limited commercial investors I've worked with usually have a syndication or pool of investors who all trust one or a few guys to buy wise investments. Golf course shit. Boomer shit. Family trust shit where lots of them are doing well and one brother makes the decisions, most of the capitol is dads and they all trust each other. Everyone has a good net worth already and have taxes to evade.

I have an intermediate understanding of residential and that's what I'll stick to unless I get so fucking lucky that I have the $$ to throw around, or make it my full-time gig somehow which is extremely unlikely
