Don't yank me around, bitches. I want clear and concise answers. Rent here is like $1100 for a basic shitbox apartment meanwhile shitty starter homes go for $300k. I'm preapproved for 2.78% 30yr fixed. I'm bound to this area so long as I have this job, it's mostly remote but there are some things I still need to access my office physically to do.

Everyone keeps REEEEing about all the foreclosures and evictions that are just around the corner which are going to pull the rug on this inflated housing shitmarket. I personally feel like the FED would sooner write off every boomer and airbnb slumlord's mortgage balance in full rather than let the bubble collapse. In light of that, the best day to buy a house is probably always going to be today, because line is just going to go up forever from here on out.

Tell me why I'm right or wrong.

So my landlady gave me 2 months notice she's going to kick me out. She's moving into the unit herself which gets around the eviction moratorium, even though I'm a good paypig and always pay rent on time and never cause issues. There's no rentals in my town that aren't shitty overpriced mold dungeons so I was thinking maybe I finally buy a house, not that there's many of those available either.

This seems like the most detailed calculator out there for this kind of thing. No matter where I set most sliders it seems like buying is probably the smarter move at the moment. Problem is, I'm 100% sure BTC will hit $100K within two years. That means I should set the 'investment rate of return' slider at 500% or so. At which point it makes no sense to buy a house no matter how low mortgage rates are or how much I think the housing market will keep appreciating. Even if it takes BTC 10 years to hit $100k the equation doesn't change.

Am I thinking about this wrong. Basically if I think crypto will go up even +200% in the next decade then it behooves me to keep renting forever and never buy a house. And crypto is not at its ATH whereas houses are, so it seems better intuitively from that angle as well.

Change my mind, literally nothing will make house prices fall at this point. Ruling interests, boomers, elites, they'll stop at nothing to keep this shit inflated forever. If you can't afford a down payment right now and if you can't swallow your pride to buy a house right now even though it's already 3x overvalued, you'll never be able to afford a home and will become a part of the new permanent rentier-serf underclass.

Everyone talks about a housing bubble ready to burst and certainly houses today are overvalued by at least 100% using most available historic indicators. But what actually could happen to crash property valuations?

>Boomers dying
Still 20 years off. Boomers who do die will bequeath their property to their children who won't want to sell any more than the boomers did. They will rent the houses out for passive income.
>More houses being built
Never happening, boomer landlords have zoning committees' collective balls in a vise. Plus construction is by and large shuttered during Corona.
>Money printing and stock market clown antics.
All the more reason for wealth to flee into the safety of real estate, driving up demand and prices. Including foreign money in urban zones.
>COVID will cause mass unemployment leading to mass foreclosures!
Banks would prefer to extend forebearance indefinitely than deal with having to flip a bunch of rotting cardboard boomer boxes.

Most importantly, there is such a glut of blue-balled millennials and now, increasingly, zoomers, who are waiting patiently to buy any conceivable dip in the housing market. If I am wrong on any of the aforementioned points, it doesn't matter because millennial buyers will just pick up the slack. I would love to be wrong on all of this as I am a 29 year old millennial who also wants a piece of the property pie, and refuse to buy at any where near today's valuations. But at the same time, I just cannot think of a reason why housing should ever go down in price. Please convince me otherwise.
