Zoomers have no experience of house price declines.
House prices are anchored to multiple of earnings and the banks willingness to lend.
Banks have already deleveraging risk by removing higher LTV mortgage products. Pensions funds have suspended property funds due to incoming ‘volatility’.
There’s going to be millions of unemployed and defaults yet you zoomers still think house prices goes up in recessions?
The boomers really did dab on you poor souls with ‘bricks and mortar only ever goes up’ meme.
Pro tip: inflation is coming. When that gets out of hand what happens to interest rates? Lots of over leveraged mortgage debt goes pop.

Commercial Market =/= Residential Market

The residential market is going to crash again, but not until this summer or fall. I'd be surprised if residential real estate drops more than 50% though. Some areas might, but overall I suspect negative 35-40% will be the national average.

During a recession invest in yourself. Go back to school, learn a trade, get tech certs, just do whatever you can to make yourself more appealing in the job market. In 2008 I was in Uni and using scholarship money to pay my tuition. Literally graduated with $2000 in debt, drove a nice car, went on a nice vacation with my hot GF, and got a job 2-months after graduating.
