You're buying the attached property taxes with the house. This one has 5 years of property taxes. And it's part of a "bundle" with the home next to it, which also owes 5 years of taxes. So you owe 10 years of property taxes (roughly 20k) before you move in. The city has been packaging properties in bundles to prevent individuals from purchasing them.

It's been a 25+ year strategy by the city to force niggers to move out of Detroit to ruin the next city over. The city takes ownership of properties and either demolishes them or sells them to investors. They create big pockets between communities so that they are easier to police and have less crime as a result. Black population has been reduced from 770k to 490k in 20 years. Things were heading in the right direction until COVID happened and you had the WFH boom. Now the high paying job at the RenCen (GM) or Quicken that would have potentially attracted yuppies to move downtown can be done remotely. So downtown remains a date night destination surrounded in all directions for 15+ minutes by Africa. It's not going to change - white people will only gentrify neighborhoods if they are required to live there. Even with all the investment into downtown in the past 20 years, it's still nowhere close to as good as other Midwestern downtowns.

The "very nice downtown" has only 1500 white people who live there out of 4000 people. It's surrounded by roughly half a million blacks in all directions.

All of the land is owned by Gilbert (owns Rocket Mortgage and all the new housing) and Illitch (owns the casino and sports teams). You work for one of them and live in their housing.

Detroit's goal is to push black people to the suburbs. They've displaced about 300k so far. They demolish their homes after they leave so they can't come back. Then they remodel downtown in hopes of replacing them with working class white people.

Knew a dumb Zoomer who moved down there because of he like pictures of the exposed brick apartments online and was excited for the bar scene. Didn't even last a year.

Suburbs used to be fantastic. Got destroyed in the 2000s as the Big 3 replaced Boomers with Indians. Novi and Troy are 40% white under 20. You have to go at least 45 minutes away for good areas now.

There is no "nice" part of Detroit. Gilbert invested a bunch into downtown building up whatever Illitch didn't already own and it's not nearly enough for white people to move there, because the government is still corrupt and you're surrounded by shit for miles.

The worst thing that Detroit did was around 2000, when they started repossessing and demolishing distressed homes, pushing people from the city to the suburbs.

In 2000 I would agree with you. But there's been so much investment in downtown Detroit in the past 25 years that it's hard to ignore. Greektown opened in 2000. Motor City opened in 1999. MGM Grand opened in 2007. Comerica Park opened in 2000, Ford Field in 2002, Little Caesars Arena and even a Velodrome in 2017. Gilbert has invested 5.6 billion to rehab buildings in downtown. I don't know of any other city in this country where you are a 10 minute walk from 3 major casinos, all 4 major sports teams, and 5 concert halls/theatres.

They have kicked out 300k niggers in 20 years. The city demolishes their homes so they can't come back. Money is pouring into the city. All of downtown and the north side is being redeveloped. They just announced a 2.3 billion healthcare campus in New Center. You have Whole Foods and Meijer down there now. Founders reopened their taproom. These are all businesses you want to see going up in areas.
